Plans for 53 new homes in Newbiggin have received the green light.

Chardale Homes has received permission to develop a site off the B1344 to the west of the town’s sewage works.

A range of two, three, four and five bedroom homes are proposed, including 12 available for rent, six of which would be ‘affordable’. Nearly half would be bungalows.

The development has been welcomed by Newbiggin Town Council and there were no objections from local residents.

A planning report on the applicant’s behalf stated: “It is considered that the proposed development would result in an aesthetically pleasing development easily accommodated within the site.

"It is considered that the proposed house types, particularly by limiting the units to single-storey and 1.5-storey dwellings, ensure the scale, massing, and form of the proposed dwellings are appropriate."

A report from the council’s planning department reveals that 89 homes had initially been proposed during the pre-application stage.

Senior planning officer Ashleigh Rossiter, delegating approval, said: “The reduction in the number of dwellings allows for a higher quality of development and allows neighbourhood plan aspirations of more, larger homes to be realised.”

It was also acknowledged that a local housing needs assessment highlighted a considered over-abundance of three bedroom dwellings in the area, together with a need for smaller homes suitable for younger adults without children and also those looking to downsize. It also considered that providing some four and five bedroom homes would address a lack of larger properties and help to make the area more attractive to buyers looking for larger homes.

On the proximity of the sewage works, the planning officer explained that an odour impact assessment had been provided.

“The monitoring undertaken has demonstrated that on occasion this site will be affected by a low level of odour from the sewage treatment works,” she reported. “As a result, the proposal is deemed acceptable.”

Planning permission is subject to a legal agreement securing financial contributions of £47,250 towards the NHS, £99,000 towards SEND educational infrastructure, £32,595 for coastal mitigation, £17,150 for highways improvements and £41,634 for parks and gardens.
