Northumberland agricultural site to be transformed into luxury, countryside eco homes

A new luxury, sustainable housing scheme is coming to the Northumberland countryside thanks to seven-figure funding.

North East property developer Indica Homes has secured the funding from FW Capital to bring new housing to Glanton, near Alnwick.

The exclusive development consists of the conversion of traditional agricultural barn buildings into six two and three bedroom homes, and the construction of three new build four-bedroom houses.

The new properties have been designed to match the character of the original Northumberland stone buildings of the barn conversions.

Designed to blend historic stone with modern living, the homes boast open plan layouts and an EPC B Rating.

Sustainability sits at the heart of the project, incorporating cutting-edge eco-technology including air source heat pumps, solar panels, high-grade insulation, timber window frames, and under floor heating.

Indica Homes have received funding to support the development of Glanton Town Farm using a loan provided by FW Capital under North East Property Fund.

Drew Carr-Ellison, Indica Homes said: “Glanton Town Farm is a fantastic rural location bringing quality homes to the local area.

"We’ve got a strong focus on sustainability, using recycled materials from the site and employing local craftsmen and contractors.”

Lesley Telford, Senior Investment Executive, added: “Drew is an experienced developer who has completed a number of other highly successful developments.

This isn’t the first scheme we have supported, as we were pleased to back one of his previous executive residential developments in Eglingham.

"The Glanton Town Farm site is a fantastic scheme set in the Northumberland countryside with stunning views.”

The properties are scheduled for completion in Spring 2027 and will be marketed exclusively via Propology Boutique Properties.

The North East Property Fund offers short-term loans for small and medium-sized construction and property development companies.

Loans from £250,000 up to £2 million are available for residential and non-speculative commercial developments in Tyne & Wear, Northumberland, and County Durham.

The £20 million fund is backed by the North East Mayoral Strategic Authority (North East MSA).

The Fund was launched to address a gap in the market and facilitate the delivery of new residential and non-speculative property development projects in the North East area.
