Plan to demolish Northumberland bungalow and replace it with four new homes in Boulmer

Plans have been lodged to replace a bungalow in a Northumberland seaside village with four new houses.

Applicants Mr and Mrs Stanton have submitted a bid to the county council seeking approval for the construction of four properties following the demolition of Braemar, on Beach View in Boulmer, which has previously been used as a holiday cottage.

The application is in outline, with all matters reserved, but indicative plans ‘demonstrate that modest three-bedroom units would sit comfortably within the site with adequate separation distances from rear to rear and good garden depths capable of being provided’.

They also show ridge heights set below those of the properties to the south with ‘eaves levels set below those of the neighbouring properties to ensure adequate daylight and outlook would be retained for occupants of existing buildings’.

A covering letter by agent Bradley Hall, which has been submitted with the application, claims that the ‘redevelopment of the site would result in a net gain of three dwellings aimed at small or newly forming families’ and that they would ‘add to the variety of house types in a village with a high number of bungalows, small cottages and terraces’.

It adds: ‘The site is located within the village and would make more efficient use of an existing site which, at present, is underutilised and can accommodate additional development without adverse impact upon the character of the settlement or that of the surrounding countryside.

‘Overall, development at this site would contribute towards sustaining and enhancing the vitality of this rural community and would also help to support services and facilities in nearby villages.’

The conclusion again notes that this is an outline bid and therefore the details of the properties would be subject to a further application, but states that the ‘indicative designs establish that new dwellings are capable of being consistent with local character and can be designed in such a way that they would minimise impacts on the important elements which contribute to the landscape importance of the Northumberland Coast AONB (area of outstanding natural beauty) at this location’.
