An outline scheme for 21 homes in Acklington were given the go-ahead by councillors in April 2018, before formal approval was granted that summer.

Now, the Northumberland Estates has submitted a reserved matters application seeking permission for the details of the properties, including four affordable homes, on the site to the north-west of Acklington Drive.

The affordable properties would be a pair of two-bedroom homes and two three-bedroom houses, also semi-detached. The market housing would include another 14 three-bedroom properties and three four-bedroom dwellings.

A design and access statement explains that the layout is designed to retain existing trees and other planting wherever possible, and ‘there is no vegetation to be removed other than those approved at outline stage’.

The document says that the ‘proposals aim to integrate the new residential development within a rural setting and provide an attractive approach to the new community within the village’.

It adds: ‘Dwelling heights vary across the development, and offer a range of one, one-and-a-half and two-storey detached and semi-detached homes. The scale of development is intended to reflect the range of dwelling types along the B6345 and ensures proposed development does not dominate the streetscene.

‘Dwellings have generous rear gardens, with those facing the B6345 benefiting from a generous green open verge and existing tree planting softening the development edge.’

The proposal, which is also described as a ‘considerate and exciting scheme’, would have a new entrance from the B6345 on the south-eastern tip of the site.

Generally, the two and three-bedroom properties have two parking spaces, while the four-bedroom units have three, although this includes garage parking as a designated space.

When the outline bid was given the nod, there were concerns expressed that the scheme was ‘an estate too far for Acklington’, coming as it did hot on the heels of approval for 22 homes on land west of the village hall, but a majority of members of the North Northumberland Local Area Council did not feel there were valid planning reasons for refusal.
