The Duke of Northumberland’s development company already has outline planning permission for 45 homes on a greenfield site south of Kennedy Green.

Guy Munden, Northumberland Estates development planner, said they are awaiting approval for reserved matters relating to house design but they expect this to be granted under delegated powers within four weeks. If this happens, he expects work to commence on site in October.

Project manager Rachel Trew is confident that all the units will be sold or let as principal residences and cited a recent development of 20 units in Embleton which were easily sold with the same restriction applying.

Northumberland Estates owns plots for two residential properties east of 21 Bernicia Way and intends to sell them to a third party.

It was also revealed that Northumberland Estates has sold the site of a planned cafe on land south west of Bernicia Way and was aware that work has recently commenced.

Mr Munden indicated that once the developments are complete, Northumberland Estates has no current further medium or long-term plans for development in Beadnell.

Beadnell Parish Council will consult with villagers regarding their suggestions in terms of community benefit which could come from Northumberland Estates once the current developments are finalised.

Cllr Jen Hall reminded Northumberland Estates that when it originally consulted with villagers about their plans for Beadnell they presented a ‘masterplan’ which included land and

facilities for community benefit. There has been no reference to further community benefit regarding the current applications.

Cllr Adrian Baker, speaking at a parish council meeting, said: “It was a very good opportunity to meet the people who are making these changes to the village.

“It was pleasing to hear that for the foreseeable future there are no more plans for developments in Beadnell.

"Under normal circumstances we would be looking for a public drop-in. With Covid that probably won’t happen but I think there should be more community engagement.”
