Plans for new housing on the banks of the River Tyne have been given the green light.

Proposals for 34 new dwellings on open land at Ballast Hill Road in North Shields – adjacent to Royal Quays Marina – were approved by North Tyneside Council’s planning committee, despite concerns raised about a noisy boatyard just metres away.

The plans are for 10 four-bedroom homes, eight three-bedroom properties, 15 two-bedroom houses and a three-bedroom apartment.

Concerns were raised about a working boatyard less than seven metres away from the apartment, and the impact the noise of generators could have on the homes if they left windows or doors open.

Local resident Willaim Spence told the committee: “It is a working marina, there are high levels of noise. These new houses are going to be right next to it.”

He added: “The proposed area is susceptible to flooding. The area is a quagmire.

“The last high tide and potential tidal surge, the river was very high. There are flood barriers along on the Quayside, but nothing here.”

David Brocklehurst, of applicants Cussin (North East), said: “We have a strong interest in the success of this scheme. It is a prime location and gateway to Royal Quays Marina.

“Talks have taken place since 2014 and we have met with local residents. Their feedback has been incorporated into the development.

“The previous planning application was for 76 houses.”

Members voted 12 to 1 in favour of the plans.

But Coun Frank Lott said: “I can foresee significant levels of complaints coming to us around the noise issue.

“I don’t see it being unreasonable to expect residents to open their windows or go on their balconies.

“I’m unable to support this application but I will say it’s a vast improvement on the previous submissions.”

Coun John O’Shea said: “Several planning applications have been submitted and agreed for this site. This has been identified as a site for housing in the proposed Local Plan.

“We should listen to the concerns but I can’t see any planning reason why we can’t accept this application.

“We should look towards encouraging this type of application.”
