Despite ongoing uncertainty for many in 2021, the housing market in Northumberland has continued to grow, with demand outweighing supply.

The popularity of Alnwick, rural Northumberland and the stunning coastline has produced unprecedented interest with a number of properties selling between 10 per cent and 15 per cent above the guide price.

Sanderson Young is a specialist estate agency for the area, and regional valuer Heather Armstrong says people don’t always realise just how desirable their home could be.

“It could be worth a lot more than people think,” she explained. “With demand high, many properties are achieving record sale prices in excess of the guide price.”

And she says they have a waiting list of would-be Northumberland homeowners – who often don’t have a house to sell, so are ready to buy. She says the pandemic has made people rethink their lifestyle and where they want to live or what they want to do.

“We see clients entering a period of reflection, re-evaluating lifestyle options and how to spend precious down time with family and friends away from the stresses of the everyday, she said. That, and the lucrative “staycation” market has meant demand for potential holiday homes or second homes has soared.

Northumberland is an area many dream of living in; the open countryside, incredible beaches and great road connections make it extremely desirable as a place to live for those looking for their own retreat, or who want to invest in a property for the ever-more popular staycation market.

Heather says it’s a real sellers’ market.

“Often people might be waiting or thinking maybe of moving or selling but are unsure. We’d urge them to get a valuation and let us look at the possibilities with them – they could be pleasantly surprised,” she said.
